Horrible, dishonest and sneaky. I rented a home from Ultimate for several years. Before I moved in, I took 73 pictures of the place to note pre-existing damage and stains. The owner decided to sell the place, and Ultimate mailed me the Notice To Vacate. They have an internal email system, but they didn’t email me; nor did they phone me. So on the 4th of April, 2015, I received the notice that I had to find another place to live. According to AZ law, I should have had a full thirty days to move out, but they gave me until the last day of April. When I moved out, the bathrooms and kitchen still needed cleaning, and there was a small stain (easily removed) on the living room carpet. The other carpets had been cleaned. Ultimate took the cost of cleaning out of my $1100 deposit, which I have no problem with. Then they charged me for all the repairs to damage that I had photographed PRIOR to moving in. Repairs I had offered to do myself if the owner would simply cover materials. I ended up doing some some of the work at my own expense because I was sick of looking at it. Ultimate charged me to haul off a picnic table that was there when I moved in. They knew this because it appeared in their own photos of the back yard prior to renting it to me. I was charged for removal of a drawer full of expensive kitchen utensils that I had forgot in my hurry to get out of the house by their deadline. They ended up charging me not only the rest of my deposit, but another $400.They turned me in to collections.They will not return my calls.On the day of my move-out, they stopped my access to their internal mail system – which means I can’t print any emails that might hurt their case. Ultimate Properties is a bunch of crooked bullies who will try and take your money. Good thing I still have my photos.
