I relocated back to my home state of Pennsylvania after living in my home of 10 years in Oklahoma City’s popular Paseo District. My home in OKC had some issues with the foundation which made it difficult to sell. Sheri Lopez and I signed a contract which was a rent to own agreement and I gave her 6 months of free rent, totally $4500 in return for fixing the foundation. She represented herself as a Christian and used Victory Church in OKC as a reference. She has them also listed on her company (That’s Flippin Smart) website and lists that she sings praise and worship and volunteers to help the community. My neighbor met with Sheri, since I had relocated out of state, and got the impression that she was honest and decent. Sheri moved into my home in January, 2013 with no money down and her first contractual obligation was to have the foundation fixed by June 30, 2013. I chose Sheri because she professed to be a Christian and a single mother as I myself am. I also felt that since she was in the business of remodeling homes that she would be able to handle the house. She claimed that her uncle was in the foundation repair business as well and that his company would be doing the repairs. I am still paying my original mortgage on the home as well and have never missed or been late on any payment since July 2001 when I moved into the property. I did my part and faithfully paid the mortgage for Sheri’s first 6 months. I began to get my first feelings of mistrust for her when she kept pushing back the date the foundation repairs were to take place. Originally she said March and then she stalled it to the very last minute. She refused to send me any written receipts to verify that anything had been done on the repairs. Then, when her payments finally started the 7th month, I received late payment after late payment and a check which bounced. Sheri did pay late fees on those until February, 2014 when she lied and told me she mailed a check for her payment, which I never received. I had to cover her payment for February to avoid my own late fee and she has since never caught up entirely with what she owes. It is July 9th as I am writing this and she has not made her payment for this month which she had until the 5th to make. So this is the 6th month she is late with payments, and now added interest. This has been a nightmare for me. I have had cash buyers back out because she is occupying the house and it will be expensive to get her out legally since she is not vacating on her own. She refuses to correspond with me in any way, leaving me never knowing from month to month if I am getting a payment or not. I have my own mortgage to pay and it puts me in dire financial straits to have to cover hers as well. She is running a business out of my home that I don’t believe she has a permit for. My interested cash buyer now has offered me $4000 less for the house because of her occupying it, but I am going to have no choice because she has not made the payment and I can’t keep covering payments for her. She has totally screwed me over and worse yet, ignores me as though I am an inconvenience to her while she lives in a home that was mine and meant a great deal to me. She has caused me stressed and financial loss and refuses to negotiate a fair solution.
