SDD Enterprises Inc. Williamsburg Virginia Review

I dealt with this management company from 2003-2004. They recently sold the property of Warwick Mobile Homes where I used to live. This company is shady…………if they purchase any property you are residing in, do yourself a huge favor and move! This is my story:In December 2003 I left my now ex-husband, and with my mom’s help, I managed to get a trailer in Warwick Mobile Home Estates. I had little money and a child to support. From the moment I was approved it was a headache between codes and other shady dealings. I moved a year later because of the trouble there, however I could not pay my last month’s rent. I was sued for it, but even dealing with this judgement has been a nightmare. Their codes stated trailers were to be inspected before and after each sale. The home had to be up to code each time.I was approved the trailer to be sold as is, within 30 days they inspected my lot and came back with over 20 violations. They expected me to pay over 3,000 in repairs to the exterior of my trailer, which should have been fixed prior to the sale of the home. Also some of the problems I was coded for they legally couldn’t get me to fix due to state law. (state law requires the park to address the owner of the home of any changes to the lease etc, and to fix things to their expectations prior to the sale of the home………..they can not legally hold the new owner to fix the violations due to the fact they are supposed to inspect before the sale.) The other violations: my shed was supposed to be torn down and removed from the property because metal sheds were not allowed (it was approved to be sold with a metal shed) my grass was too tall (in December in VA yeah riiiight……) my front porch needed repainted (previous owner had just painted it.) back porch needed replaced (yet again they approved as is…) trailer skirting was to be replaced (part of it was non existant part was skirting and part was a pool liner, yet again they approved it to be sold this way.) bushes needed trimmed (this was just told to previous owner they were trimming the bushes when I showed up to look at the place) the fence made of chicken wire was to be removed, leaves were in my yard, etc. it was insane what they were telling me to do with my home. I didn’t fix anything. I do some research to try to make a complaint, however the home office for the owners is a huge secret I can only access the payment center in Ohio.I never got any other notices about the codes violations about the shed or the front porch, but they were still sending me notices about the fence, skirting and the back porch, none of which I could fix. In May 2004 I lost my job and my boyfriend started paying the bills alone. By October I had 2 kids, and thanks in part to my mom, my lease was not being continued. (The first time I was ever late on my rent, my mother was called and told she had to pay it. I sent them a money order the same time she did, but she complained so much to the office they decided to pull my lease.) I was told on Halloween I had until December 31st to leave. I made arrangements to sell my home, yet the inevitable happens. I was told on November 19th I was to be out on November 30th, which gave me 11 days to move. I got so mad I called the news paper. I also couldn’t afford my rent, nor the move. I get notice I am being evicted the next day (laughing because I was trying to move anyways.) I pull resources to make the move. 2 days before I leave I am fined for the skirting, porch and again the shed. But the trip doesn’t stop here.I was homeless on and off for 2 years. I did what I could to get by and in 2006, I moved to PA to start over. As soon as I could afford to I contacted the company to pay off the judgement, which I ended up with someone on the phone in Ohio that was EXTREMELY RUDE! I explained I was calling to pay the bill, she fired back with “it’s been 2 years

and you’re calling just now why? you should have paid this by now””Well the bill was paid but not by me: either my mom or the person who bought my trailer was FORCED to pay the bill. (according to them it was the new trailer owner but I am having trouble believing that.)So now after all this headache I check my credit report and see the judgement is still there. I call to pay it this time to California…….learned the home office address and everything AFTER it was sold because the payment center was shut down. I then learn about the balance being paid off after trying to obtain the info for like a month.Funnier yet: my deposit was withheld due to money owed

yet the judgement was for $355.73 total (includes court costs) and according to them after my deposit was taken I still owed like $126.00. My deposit was $375.00 (including the non-refundable pet deposit) so why do they think I owe them over 400.00

yet I was only sued for $355.73?If you have any dealings with them: RUN!Their customer service skills suck

they refuse to help you in any way: you have to do all the work for them and their parks were managed into the ground. In mine I had a drug dealer 8 houses down from me
